I would go with the Gas/AC option. I am located in northern Indiana and I had a rental with a electric heat pump and it always seemed to have something going wrong with it. Also I feel like the AC combo could be something that could be very beneficial when you are trying to market the home for rent or for sale on down the line. I usually use Goodman Brand they seem to have the most reasonable pricing in my area. Good Luck!!1

I would remove the bushes closest to the street to make the front yard look bigger. It will also kind of remove that barrier between the street and the house for people driving by. The evergreen bushes like that were really big in the 80's but not so much anymore. I like to use smaller bushes, shrubs, or flowers in the front so that potential buyers can see more of my finished product on the first pass by.

The lot is 14' x 63' correct? That is 882 Sqft. First I would look into the requirements in that zoned area such as how far a home must be from property lines and then how far it must be off of the road or ally. After you subtract those distances from the lot there may not be a lot of room left to build. Are you sure it is 14 x 63?

A lot has to do with the zoning and the area like Brent said. I am currently building a new SFH in rural Northwest Indiana and I had to convince the planning commission that it actually was a good idea to build it. There is lots of time in planning and red tape if you are inside city limits even if it is a small city. Make sure you check all of that out and setup a timeline for that part of it.

I was wondering if anyone has ever had issues with long waits for closing after an auction. I purchased a home at an auction 3 weeks ago and have been waiting on a closing date I contacted the realtor in charge of the transaction and she said the closing would be the end of June maybe the first of July. I am paying cash an this is my first auction buy and I have never had anything take that long to go through... I am slightly nervous about this. Happily I be or is this normal?

The wire was on the edge of the yard closer to the road I have homeowners insurance and the rental is filed under an LLC. The renters weren't angry or upset they told me it was just a weird accident. I don't think they are going to do anything against me but I was just checking to see if there was any extra advice out there. I may put an extra clause in the next rental agreement just in case. Matt Clark I agree 100% looks like I'm buying a mower this weekend!

Today I ran into one of my renters and he told me about an accident his wife had while mowing the grass this weekend... She was using a push mower and hit a piece of wire someplace in the grass and it cut off and hit her in the leg. (Of course she was wearing shorts while mowing.) Her leg got cut open from the piece of wire. The cut didn't require stitches however her leg was still bothering her 3 days later . She went to the doctor and he removed a piece of the wire that was lodged in her leg.... The main question I have is weather or not any of this can come back to me as the property owner.. Just checking all of my bases...

I started my LLC just before I purchased my first rental. I used a local attorney to file all of the paperwork it cost me about $200 but I had very little paperwork or figuring stuff out to do. Good luck!!
