Hi,

I'm a brand new landlord in Philadelphia and was hoping to find a good 24/7 emergency maintenance provider/handyman. We just signed our first tenant and are very excited.


Any referrals or guidance would be greatly appreciated as we try to get all our ducks in a row on this new adventure.

I'm new to the rehabbing world and am trying to learn the best ways to communicate and work with contractors. 

I recently contacted several concrete companies to submit bids for replacing a 10x60 sidewalk. One of them gave me a bid over the phone after I described the job, then immediately asked what the other guys bid or the work. 

Is that pretty standard? Any recommendations for the best way to handle questions like that? I didn't know if it was appropriate to tell him or not, so I said they were competitive.

I think I would have to agree with Wesley. 

I just went through this process and as a relatively new rehabber didn't feel comfortable looking at used appliances. I also didn't want to spend the time searching through craigslist or ebay to find quality appliances.

I went to Lowe's and put together a list of 15 appliances, then they sent the list off to their bid room(?), I think that's what they called it, and they actually cut about $2,000 off their listed prices.

We are supposed to receive all the appliances in this morning, so fingers crossed that goes well. If not, I'll let you know.

Update: Just spoke with a gentleman from License and Inspections and he said... 18" is recommended but 15" is the minimum. 

He said an inspector wouldn't say anything about 15".

I think we would be fine doing 15" as well. I may call another plumbing company and see what they say. Could probably call the city I guess too. :)

Hi,

I was wondering if anyone knew how much clearance is required for a toilet. 

We are renovating a three unit row home in Francisville and our contractor has said we need 18" on either side of the center of the toilet. I thought it looked like a lot of space and saw in the ICC that only 15" is needed on either side. I know Philly follows it's own plumbing code but couldn't find the clearance requirements when reading through the code.

The 18" is making it pretty difficult for us to get out bathroom layouts to work and was wishfully hoping I could show our contractor that it's only 15".

Any insight would be greatly appreciated.
