The title of holder of this property I identified has been deceased for 20+ years, left no heirs, literally all family is deceased. Her longtime neighbor was power of attorney who paid the taxes, and has collected rent from 20+ year tenant.

That neighbor is also now deceased and her grandson, who was her power of attorney manages the property.

No title transfer ever took place. They've paid attorneys in the past to find any rightful heirs, only finding the obituaries of the title holders only siblings.

The grandson wants to owner finance the property.

What is a guy to do with this title situation? I'll be eternally grateful to anyone with a solution.

That's a brilliant approach.....I'm saying that because I do the exact same thing. Bar none the best deals I've ever done were cold calls that I had ZERO expectations for. There's probably some esoteric explanation behind it, non-resistant energy.

Hello good people, 

I feel guilty about posting because I never contribute to this community but I know it's a great resource. I've come across an opportunity to buy a portfolio of 30 properties worth around $2 mil using seller financing with 20% down ($400k). I'm no stranger to raising funds but I've never sourced multiple partners which I'm sure will be at play here. I'm just looking for ideas as to how that works out as far as structure, dispersing returns or whatever insight you gifted people have. When I market to partners I want to be able to say "you'll get this much cash on cash return, this is the payout schedule, etc."

Just in general. I appreciate your input.
