I’ve gone through a few PMs in Montgomery, and similar situations. I now have a PM who is excellent but I’m also starting to focus on purchasing investments closer to where I live so I can self-manage.

Folks, how do I find a good RE Lawyer? I have property in AL, GA, NY. Any recommendations for great lawyers in those states would be much appreciated!

If a family member is lending me money to go towards a downpayment on my next investment, do I need a lawyer to create the promissory note? Or can we draft one up ourselves? Will this affect the process for conventional financing? Haven't used OPM before, any insights you have will be helpful...

Hey folks! I'll be at the conference-- attending from NYC. Staying at the Westin down the road (though might change to Sheraton if it looks like most people will be there).  Would be great to meetup with folks from this side of town and the DMV area.

My opinion is that the majority of people having difficulty managing rentals live in the same town as their rentals. If it's that difficult for beginners to do while living near the rental, just imagine how hard it would be from another state.

Out-of-state investing is for experienced investors, period. There are some rare unicorns that do it and somehow magically avoid major problems, but that's likely more luck than anything. Try to stick with your local market until you've built some experience.
