@Marcello Oliveri : there are pockets in both that could be good or could be bad. Orangevale has many many more homes on large lots, but would likely put you way above the 400k. Are there other areas she will travel to often? Both neighborhoods have good and bad areas. Its hard to say and officially i cannot 'stear' you. Lookup crime reports at "cityprotect.com". Drive through certain areas as well, looking for bars on windows (LOL), pitbull fences, oil stains on driveways or streets, too many cars on streets, general condition people keep their homes in.... Prices are very high right now, so even 400k won't get you much. I personally would pick orangevale but only because i would want a larger lot and i would spend more $ to get it......

The others all have posted very fair questions. You have to be specific about what you can bring and what you want out of the relationship for it to have a chance. I myself am going to be researching 'new' builds and also who has done a SDIRA.

Area rents usually do say on track with housing prices around here. It really was only during the downturn that housing prices dropped and the ratio went a bit out of whack. Usually a $400k house is renting for $2000 (or around there), at least in the A neighborhoods. the .05% rule LOL. Some houses rent for a bit more, but then you get into B and C neighborhoods (like north highlands).  An AIRbnb strategy may be ok. Or even a rental to traveling nurses! Some counties, like el dorado have rental permit fees though, so you have to watch for that and i've been reading more articles about cities (suburbs usually) getting upset about "the airbnb next door...".

I know of someone who bought into a MF apartment complex outside of chicago a few years ago. Has said its smooth sailing so far, and getting their 10% returns and on track for an exit in about 7 years.

Welcome! I started my research on out of states around 4 yrs ago, read lots of books, listened to a ton of podcasts, etc. I invested in memphis about 2.5 yrs ago and its been great...just haven't been able to free up more $ to get more..lol a few people, some locally here in the area, invest in KC and/or memphis. If you have family there, that helps as you have boots on the ground to help research areas, homes, etc. KC seems more like a buy/hold unless you can build a whole flipping team (or for BRRR). prices around here are just so high right now (past 2005 levels).

Cali government has nothing better to do than mess w/landlords, instead of stop spending on a high speed rail....(imho):

Tenants here already have a ton of squatters rights on rentals...

@Jose Castillo yes but you would have to see the probate form to be sure. You can be the executor w/o full aurhority, at least what the lawyer told our class

Well this is in cali, the court has to approve the sale if someone has limited authority. If they do have full authority it still has to go through a 15 notice period. Fun stuff, consult an attorney & this why probate sales are a pain for all & the lawyers get a nice payment :(
