Hello Bp,

I was contacted by a gentleman by the name J. Staples from a group called union of credit investors from Hollywood, FL.  He say that they are looking for contractors to find people looking for funding flips. I was thinking this could be good for me since I do wholesale deals. He did mention that I would have to get bonded to do the advertising.  Its a fiduciary bond. Has anyon ever heard of this company or is this normal practice to refer people for lending? They even have an app for the company.  Any help is appreciated.  I am new to the Real Estate realm and I am surely finding it comes with its own scam artists and justpeople thinking outside the box.

Hello BP community, 

I found an abandoned house and finally found the owner for the house.  Doing some research I see his back do taxes of $12k were bought by a investor from 2011-2014. Its more taxes do now that aren't paid. The owner doesn't want anything for the property he just wants to move on.  What is my best option to settle the tax debt? Should I have the owner apply for hardship exemption through the homestead act or negotiations on the debt? The home is only worth arv $75k and it needs $25k of work.  Any help is appreciated.

Hello BP community, 

I am in Chicago, Illinois and I am getting the run around with finding a title company.  I have a property under contract that needs to be assigned and I keep getting title companies stringing me around.  Does anyone on BP from Illinois have a title company they can refer. Thanks in advance for your response.

I actually I have an assignment contract and I got the option to purchase the home free of debt.  Abandoned home owner is tired of dealing with it. Do I just assign for my fee?

I have a great but bad wholesale opportunity.  I founda seller who has been trying without success to sell a single family home in Chicago for over 2 years. He been gave up on it until me. Now he just wants to move on and give me the home. I found a buyer who has the funds. I wanted to rehab it myself butcan't because its too low for the hml. How would I wholesale to the new buyer? I have a contract with the seller now.  Any help is appreciated.  I see now with a hml I definitely need more of my own funds in to really make a deal happen.
