I don't know why this is so difficult to find a good attorney in LA. Can someone please refer me to one who is responsive and knowledgable about RE investing? At this point, the city in LA doesn't matter. Thank you in advance.

@Vince Mayer I ask b/c I spoke to an attorney today who said it was very risky and that there is a very good chance Id get into legal trouble, but at the same time said she'd have to research it more. She didn't like the fact that I wouldn't be the owner of the property and would get non-refundable option consideration money if the T/B doesn't exercise their option to buy.

Hello. I am just getting into lease options. I was wondering if anyone has had a lot of luck mailing absentee owners? I'm wondering b/c this can get very expensive especially if you purchase the list. At 20 cents a lead and 39 cents per mailing, it can add up. So I'm kind of wondering what the ROI is for this strategy. If I'm sending out 500 mailings and I get 1 deal, it's definitely worth it... But 1 deal every 10k mailings... I dunno. Anyone with experience doing this, I'm interested to hear your thoughts. Thanks

So I have to get the deal first and then have to scramble to find a title company and an attorney? Seems kind of backwards.

@Carnell Webb Wholesale and Lease Options. It's what I'm doing. With Wholesale you just need $100 to hold the property until you find a buyer within 21 days and with Lease Options you're controlling the property (may need to put down $1k for their moving expenses) but these are the 2 strategies (in my opinion) to start off with. Once you get enough capital, do the buy and holds, flips, etc. It can be done with very little of your own money.
