In ohio, it is tough to evict except in case they haven't paid rent. If you have the guts for it I would go hang out on their doorstep and talk with everyone who comes along. Be nice even to the point of being creepy. That approach should get results, but you gotta stay long enough to get some action.

Hi BP, I am a Dayton, oh investor with around 10 doors on the north side of town. After looking around quite a bit I settled on the north part of zip 45405. In the last 5 years or so, the area has seen huge strides in blight reduction. Seems like the city of dayton has targeted demolition for the area and buy and hold folks are making huge strides. The folks I admire the most are the ones using lot links and buying up seriously distressed properties in Dayton. It takes some guts, but I salute you because of the huge impact you are having. Now, the property values came up enough so we can now leverage our holdings. 

I want to buy more like right quick before the prices go up too much. My question is where are you buying and why? what have you seen in your target area that makes it a good place? Thanks in advance for your input!

aesbestos fibers lodge in the lungs. They stick in like barbs and never come out as long as you live. Every time I've worked it without protection, my lungs hurt.. I'd encapsulate with latex paint. Be sure to wear a full face respirator when doing this.

@Erin Whalen I am sure that is how they do it in dayton (montgomery county) but not sure elsewhere. In Detroit (wayne county, MI) you have to take every single property to court in a quiet title auction before you can ever sell it. What a difference!

In my part of ohio, the title work is so good, you can just buy and then seek title insurance after the sale. If the title is uninsurable, they will rectify the title or give you your deposit back.

Sounds like an awesome business plan. I wish more people started this way it takes a ton of risk off the table. There a lots of nice duplexes in dayton. I'd suggest targeting emerging c class near downtown.

Population decline leads to some areas having high vacancy and  blight. Selling in those areas is very tough. Housing units become untenable faster than people are leaving at some point. From that point on, investors with a solid business plan and rental system make out good. With really nice units in Ohio or Michigan, they may select from a huge number of applicants.

I was living in Cleveland when it went bankrupt and invested in Detroit six seven years ago when it went under. These was an awful lot of distressed property you could buy for a song. You didnt have any leverage then. Now you do.. All those markets are in much better shape now. Dayton proper has gained thousands of census countable people in the last two years. If you can rehab rentals, its golden.

It's not mean sea level so much as the wave height on top of the storm surge on top of the tide. Would you tell folks in the Bahamas or Florida or new Orleans they shouldn't worry?
