I live in California and own 2 rental properties - one in California and the other in North Dakota.

So far I have been receiving rents regularly. How do I anticipate that one or both may not pay rent?

Can I complete one form for both the properties? I own both the properties in my individual name.

We own a restaurant with 3 partners and our business structure is LLC (in California).

Of the 3 members, one has average credit, the second one has very poor credit and the third member has excellent credit.

Will they pull credit (on individual) before approving the loan?

Is California included in the list of states eligible for the SBA loan?

If I have a rental in North Dakota (I live in California) can I include that rental in the loan application?

I was looking at a few investment companies - Virtua Partners, Crowdstreet etc.

Does anyone have a good recommendation of any other opportunity zone investments that provides income and decent appreciation?

I am also interested in investing in OZ for the capital gains tax benefits.

I have short and long term capital gains (stocks/stock options) that I realized in 2019. Can I invest the entire realized capital gains (in 2019) in one or more of the OZ properties?
Anyone has any experience investing in OZ sponsored by CrowdStreet?

I registered to participate in the Iowa tax lien online auction.

Where can I find the list of properties available to bid on?

I don't see any property in my dashboard.

Is anyone able to see the properties?

Has someone successfully bid in property tax lien auctions in Iowa, specifically Brener county?

If so which strategy works? I saw the following auction methods

(Bid Down / Proxy Bidding / Ties Allowed - Random Selection / No Deposit / Auto Approval)

Not sure which one is the best.

Does anyone know of a good investment company that invests in Liens
and has a decent performance record? 
I would like to invest through them initially.
