@Jonathan Klemm Thanks! It's nice to be back! We're currently seeing maybe 7-8% undeliverable, so 70-80 per 1,000. These are for addresses in Pittsburgh, though. We're using REI Print Mail for the DM campaigns, and we've been utilizing the lists they can pull.

Hi all! My family and I recently moved back to Chicago after living in Pittsburgh for a while, and I'm researching my options on what to do with the undeliverable mailpieces from my direct marketing campaigns. I work with a partner in Pittsburgh who works all the leads that come in from my marketing, but I need an efficient way to collect the undeliverable addresses when they come back. I'm keeping a Pittsburgh based return address on the postcards/letters, but I'd rather not have a giant collection of returned mailpieces pile up for me to collect on a regular basis.

I've heard of an option where the post office can send you photos of your undeliverable mail and then discard it for you, but I can't seem to find anything about this service on the USPS site. Does anyone have any experience with this type of feature?

I'm also open to other suggestions from those who also market out of state like this.

Hi all! I've been researching as much as I can about wholesaling as an entry point into real estate investing and luckily came across some really helpful posts here about specifics for the state of PA. I've read that it may be best to have the seller sign an option vs. a sales agreement that I could then assign to a cash buyer to avoid legal issues from me not being a licensed broker. Can anyone with experience wholesaling in PA offer any additional insight into what this looks like? I may be looking in the wrong place, but I'm struggling to find some consistency on this topic. Is this the best approach or is there another avenue worth looking into?

Also, any recommendations on good title companies and real estate attorneys in/near Pittsburgh?

Hey guys! Since I'm new to the idea of REI, I've been trying to gain as much knowledge as I can while I work to build capital for my first investment. I've been reading a ton of forums on here as well as books and listening to the podcasts, and all of these things have been great! And for those of you in Chicago I look forward to meeting you at the meetup next week! Another way I've considered using to gain knowledge of the industry is to find a job doing something related to real estate. I've been looking at jobs for real estate analyst positions here in Chicago, which falls in line with my degree in economics. And from the podcasts I've heard others say another good idea would be to work with property managers to get a feel for what landlording is like. My current job is with an online construction publication that started out as a temp job doing simple data entry, and I recently went full time. While I try to make the most of my time here by listening to the podcasts while I work, I know there are other jobs that will provide me with more practical experience in the industry. I'd love any advice about what kinds of jobs I could be looking for and talking to people about, and if any of you in Chicago know of opportunities in the area I'd definitely be interested in hearing about them! Hey @Christopher Leon thanks so much for that info! You definitely didn't crap on my ambition ha ha. I thought that was some really solid advice, and I guess my reasoning for wanting to look into wholesaling more instead of going straight to buy and hold was to learn a little about the industry while hopefully earning some capital to then invest in properties down the road.

But I like what you suggested about not trying to take the long way around and stay in a straight line for what I'm ultimately wanting to do, so do you have any suggestions for ways I can be active in the market while I raise funds? I plan to learn as much as possible and network with others in the industry, but I guess I'm asking is there anything I can be doing in addition to building that team and those relationships?
