62 acre land in Stafford, VA. Developing area, Augustine group neighborhoods surround this land. They just recently built access road and utilities on the back end of property where their homes meet. Property was listed for $3.2 mil in 2013 and owner decided to keep. Augustine offered to buy the property in 2014, the owner was not ready to sell. Currently zoned A1 but can be rezoned for HOA development. Has 2 homes, pond & mostly cleared land. Back side is partially wooded. Has 7br/4ba home about 4500 sq ft and 3br/2ba home 1200 sq ft.

Selling 3 Turnkey rental properties in baltimore city. Properties are all in good condition with almost no work to be needed. All properties have been fully renovated in 2014 and kept up. All properties have central air(4 years old). Water heater(4 years old). All properties cash flow very well. Properties are for sale as a portfolio/ together. We would be willing to sell individually. Some more info : The fed has already given a 21 million grant to MD to start development on the maglev train from DC to Baltimore. This by itself will create higher prices due to home prices near DC. Actually, its already happening. Many millenials are buying in baltimore due to home prices w/ decent commute to DC. Reason for selling. In the process of acquiring an apt building in the city. Extra capital is needed. Just buy, rent and watch prices go up. You know....DC used to be as bad as baltimore.....imagine if you bought DC 10 years ago!!! Baltimore will follow.

There are so many properties in baltimore with SFH zoning but setup at a duplex or triplex. I currently have a SFH under contract that is setup as a duplex. The owner claims this is zoned single family with a permit for an additional kitchen. The property even has separate utilities. My lawyer is looking into this. How was this possible and would I be able to continue renting out as a multiunit? Please share your knowledge and experience. Thanks!

Do you believe whole selling will be outlawed? What are some areas that already exercise? From my understanding the wholesale business is in the grey. Please give your opinions and answers. Im interested about what others think and sure others do also. Thanks everyone!

I am getting the same experience out in pg county in maryland. Ive put in about 10 bids over asking and still being out bid. So much new investors driving the price up. All these new seminars in conjunction with lending companies. Margins arent worth the risk. Im also afraid of what this doing with the market and prices.

@Brandon hall bearer of bad news, lol. I was afraid of this, tax is killer. Welp, still worth it I think. Appreciate your info.

@blair russell I was hoping the same thing. Was going to have a property management firm to operate and me just as an investor type ownership.

Im about to start a large rehab / remodeling project in baltimore. My main contractor is in the middle of another project. Can anyone refer a good contractor? If it works out, I would def show my appreciation! Thanks everyone.
