Thanks Shaun! Unfortunately, I sold my 50% ownership in my old landscaping business to my brother last year. I started a new company this year that I own 100% of. Unfortunately, this means no tax returns and only a 6month LLC business license. I will definitely keep this in mind when next year rolls around.

I am looking for a partner in Whatcom County, WA.

I think I have found a good deal in Blaine, WA. Its a foreclosure that is on a half acre lot and I have walked the property.

I am willing to put in the sweat equity and do the work on this fix and flip.

I am looking for A) a partner, that wants to take a percentage of profit to basically cosign with me on my loan.... B) a hard money lender

I would get a bank loan but the process is proving to be a pain. I am self employed (making good income) but graduated from college last year and don't have enough track record for "typical bank loan."

@Giovanni Isaksen Quick Question: do you get involved with single-family fix-and-flips? Based on your profile it looks like you/your company focus more on large 100+ unit buildings... I may be interested in partnering with someone locally on my first couple deals. If not, no problem.

I decided not to pursue this deal.

Being that it is my first deal and 150 miles away, combined with the risk of high-crime area and potentially high-maintenance tenants made this one unappealing.

I found this deal on Craiglist. What do you guys think?

Its a couple hours south drive of where I live but most multifamily properties near me (whatcom county, WA) don't come close to the 2% rule (or even 1% for that matter)....

It is a duplex. Has two 3 bedroom units. Owner says he is getting $1850/month in total rent... no leases in place but supposedly have been long-term tenants

Asking 138K ... Hopefully could get 20-25K off that=)

Only downside I really see is the crime rate is pretty high in the area... Any locals near there that know the area better?

Market is good, especially is you have cash. I am interested in the real estate around WWU. I was a student there and know the huge demand for quality duplex/apartments that are near campus but not dorm rooms. I am thinking I might do a little fix and flip before I get a rental property.... Get a little experience before dealing with tenants=)

Hi everyone! Glad to be here. My name is mike and I live in Whatcom county in Washington state. I am 18 years old and run a landscaping/tree service called Augusta Lawn Care Services (augustalawncareservices.com). I have my BA from WWU and am starting my part time MBA in 3 weeks there as well. I am wanting to get my first duplex early next year. I would get it now but I am still trying to build my credit score. (I hate that I couldn't get a credit card before turning 18!) also next year will be my first year filing my own tax return (independently), which will hopefully help me in the loan application process.
