Consider house hacking a 2-4 unit bldg... and use your current career to add value. I personally would love a police offer in a bldg I was trying to upgrade and build equity in. It's likely you can find investors in your area that would agree with that as well. They would potentially help you do the deal and share in the success. As far as your goal of 30, it's a good start, establishing a track record with partners and investors is key. Good luck!

My advice would be to pass on the GC responsibility, instead focus entirely on the project management. Specifically fully understand the scope, estimate, timeline, permitting, and GC vetting. Own your project. Pay a fair price for quality work. If your strategy is investing and running a business avoid the urge to vertically integrate. Stick to your strategy, challenge your managerial skill set here. The deeper understanding you get of your business the less scary the GC piece will be. ... Don't let frustration push you into poor operating policy.

Hello, We're a growing real estate investment company near Covington, KY looking for a GC to manage and perform rehabs that we hold and rent. Budgets range from $6-15k. What are some good portfolio lenders, any recommendations? Please message me if you have some solid leads. I'm would be interested in chatting about home by home deals with AVR of ~$60k or portfolio loans. Thanks for the responses! My business partner and I have been concentrating on building the portfolio and think the timing is right to add some leverage to fund growth.

Here is the specific situation: My partner and I have have a strategy to build a portfolio of residential rentals. We rehab then rent them. Up to now we have operated on cash only and have acquired 6 units over 3 years. The average per unit value after renovation is $65k. We are looking to understand two things: 1. How do we unlock the value we created in the rehab? These would be very small mortgages, what banks would be interested? 2. How or when can we borrow against the portfolio? We have a current 6 unit opportunity that we'd like to avoid paying cash for, but in the case we do pay cash... Is there a way to borrow against the portfolio after the fact to fund additional acquisition? Any insight, advice, or leads would be appreciated!
