We looked into it, and found it to be too expensive as well.

While the convenience is very attractive, I am just not sure it makes financial sense.

While you are starting in a deep hole, nothing is impossible if you are hungry enough to work very hard!

There are many wholesalers out there that do business with little to no money.

That said, you are going to want to improve your credit score and save some money, as these are the habits that will lead you to success.

I am confident you will find some people here on BP that can guide you in the right direction!

Rochester has been a very hot market for cash flow investors, I know, because it is one of my biggest competitors! LOL

I have a few clients with property there, and they have had success. While the city does not seem to offer a lot for growth, like a city named Indianapolis (I know, shameless plug!), it is an area that has been very solid!

Make sure you have a very good property manager, as that is the real make or break with any out of state investment.

On paper, this looks like a solid deal!

My advice is to contact the person selling it and start asking questions!

99% of the people I work with live out of state, so of course, I am a big fan of out of state investing! LOL

It all comes down to finding the right team on the ground. If your current market area does not make sense, then get on the phone and start making those contacts in the areas you would like to invest in.

Personally, I like my out of state investments, as they are out of sight, and out of mind. As long as the checks roll in and my managers are not calling me with issues, life is good!!!!

Post: Should I form an LLC first, or buy first?

If you are paying cash, form the LLC first, it will just help create a better chain of title.

If you are using financing, you might need to buy it in your name and transfer.....

The transfer you talked about is called a "Quitclaim Deed".

In my opinion, and LLC is your best option....

That said, I am not an attorney, and the best advice we can give you is to talk with your attorney and tax adviser to make sure you are making the best possible decision for your situation!
