I have a new construction property that I purchased this time last year but before closing I waived my personal 3rd party inspection due to many construction delays. I did not want to have my inspector on standby & rushed to squeeze me in. But I am thinking of getting one done in the morning before I have my 1 year inspection with my builder this Saturday. Do y'all think an inspection is necessary or not? Turning this property into a rental in the next 6-8 months so I want any possible deficiencies to be fixed on their dollar. Please advise, thank you in advance.

Quote from @Godwin Deroseney:

I am a CRE Investor of 4 years raising capital to fund my next deal hopefully within the next 3-4 months. I have been familiar with wholesaling but have recently double downed to ensure full understanding before actively looking for potential leads and contacting sellers. My biggest question is about my purchase and sale agreement, is it best to find a competent real estate attorney in Houston that knows the real estate laws well to draft it up? That is my understanding but I wanted to get clarity on that. Once I have my contract, I'm prepared to get more aggressive in this venture and reach out to the leads I have. Thank you all in advance for the fruitful feedback.

If you are buying property in Houston no real estate attorney needed. All you need is the TREC contract. Its easy to find, free to download and widely used in the state of Texas. Also not that difficult to fill it out. If you need any pointers let me know, I can fill out the TREC contract in my sleep.

Wow I did not know that, thank you so much! Yes in this case, all properties will be purchased in Houston and the surrounding metro cities like Pearland, Alvin, etc. I could most definitely use some pointers and guidance at your convenience, thank you in advance.

Quote from @Kerry Noble Jr:

you can do that or find a seasoned wholesaler in your area and provide value in exchange for the PA that they use

 Thank you!
