I'd be interested jay. We live about 15 minutes south of the city.  Certainly would be from the perspective of a newer investor as we will have 5 units (by the first week in jan) and a flip under our belts. If i qualify let me know how I can apply. This is a generous and great idea. I will enjoy following the thread regardless.

I'm not familiar with your area or the property, but I would anticipate at the minimum range being 500-600, if not more annually.

Maybe I'm just not following the terminology correctly. Could you clarify what you meant by altering the strategy to accelerated buy down. Thanks. Appreciate it.

Anybody have a nice profit and loss template set up on excel that lets you plug in your numbers each month?  Looking for it to be geared toward rentals.  Appreciate anyone willing to share.  Thanks!

Thanks Larry. The first one was turn key and we already have renters. I'd prefer turn key here initially, but if the deal is a good one, not opposed to some rehab.

Thanks everyone!  The reason I took this approach with the financing is because I missed out on a few deals over the last couple of years because I wasn't paying cash. It's very discouraging and when I was close and didn't get one I spent a lot of time on, it really discouraged me. In fact, I even took several months off from looking a couple times. My strategy may change with more experience, but this tactic has at least let me get in the game.

Hi, my name is Jeff. I've been looking to invest in real estate for several years now, but finally got off the fence and made my first rental purchase last month. After a couple of years of reading all that I could on real estate, I'm finally taking action and it is exciting. My goal is to purchase 15 properties over the next year and a half. I plan to pay cash for the properties and then refinance them to get my cash back for continued growth. I work full time and I'm putting all extra investment money toward the growth of my business.  I'm looking for other investors in the Indy area to network with. I've learned a lot listening to the Podcasts.  I enjoy learning from others successes and setbacks.  Thanks for a great site Bigger Pockets!
