i wouldnt sell a 1F or 2F to buy another of the same- unless it was to cash in on improvements made and/or reduce investment/risk in any 1 property/county - especially with impending socioeconomic collapse at least in usa

A year ago i never heard of them then PRESTO they would keep popping up as the #1 search result on Google.com followed by trulia, then realtor, homes.com, etc

since the owner is not a natural person, would imagine they are developing a uniform way of verifying ownership/authorization like attaching a photo ID and ownership documents listing u as an owner/shareholder/whatever.. sort of like what hotpads and/or onradpad.com have been doing for years now already but zillow wellpp they r obv goin thru major growin pains/pangs still! =L

I've been hearing increasingly from colleagues in recent months of them getting cited and fined (in both the Bay area as well as LA/OC area!) for placing open house signs (often with balloons) on public property and one broker recently hired a professional 'human' sign guy whose career is juggling signs, only to also be fined by the respective city!  ie Section 21.44.070

What's going on.. are temporary open house signs on street corners, and people holding signs (ie, think CAR WASH!) all ILLEGAL now?

Police State! =L

Isn't wholesaling all about going to contract as a 'buyer' CONTINGENT upon assignment to another? =L

would put in at least a couple palms for tropical foliage and hibiscus for color.

wowsers such a low tax on a bay/sac area quad even after u buy it at nearly 500k?

my first query would be is why is owner selling?

for me the complaints and mischief would start the moment they 'run out of money'  - like clockwork!

what was worse is they removed all the screens in the windows and would leave the doors open ALL NIGHT so critters would find their way in and breed.

the only solution was notice to quit and serving summons/complaint, in the end. luckily it was month to month, though.

cool, considering 1 IN 3 AMERICANS has or has had an alcohol abuse disorder! then theres the soaring other substance addictions from nicotine to meth to opiates, rx, designer drugs and everything inbetween.

would contact fed/state/local gov  regarding possible GRANT

here in CALIFORNIA the law (as far as i understand) states the Notice to Pay (or Quit) cannot include late fees =L

but yes they are included in the leasing agreement and assessed; 'business is business' in my experience evenmoreso when not dealing with any new residential tenants from now on - and their individual 'situations' (and/or drama).
