Dennis Tierney- what was the size of the units you closed on in Dec? is this a business with partners, or just you own personal capital?

Hey guys....I think this is a great post for guys like me. I would have to run with the 20 houses on this one. Im in my EARLY twenties, and building cash flow is the MAIN option for me as we speak when it comes to terminating the punch clock. Also, like many of mentioned, dealing with the headaches, consecutive phone calls, tenant management ect we wouldnt mind because were young, and very eager to get into the business....

BUT, here's my question for you guys. David Beard, William Bannister, Ben Leybovich, do you make this transition once your no longer punching the clock? have enough money saved up? Isnt there guys who make a killing on these things for a lifetime? lol

with that being said...for some reason i always hear people talking about owning a 1000 units, is that the number that most investors feel they have made it? (of course they more than likely work for themselves)

Also, I see a lot of guys get there sooner....what are they doing differently? private investors?, giving up more stake in the deal?

William Bannister- 500 units after 15 years, isnt bad at all...or do you feel it takes much longer? or was that just an example?

Thanks guys for all of the great advice. i am definitely learning, and sponging it all in.

I would definitely say 50 units are more than achievable! ;)

Serge S.- thanks for the explanation in detail, that really what i needed. One thing i can point out is that your market seems to be a great place to deploy capital?
