Aaron - thanks for the rec, but we're looking for something a little more "upscale" We're planning on selling the house for $500-600sf so want something that will really stand out.

Hi Everyone,

We are currently in the process of doing a gut rehab on an old victorian style home in Mass. As part of the rehab, we will be reframing the roof into a Mansard style in order to capitalize on a currently unfinished walk up attic space. 

My current dilemma is how to finish the sides of the mansard roof. I love the look of slate, but it is way too costly for this project. I think normal asphalt roofing shingles looks cheap. 

Can anyone recommend a good alternative to slate that wont look cheap?

We actually served the tenant a 14 day notice to quit due to unpaid rent, but they cured it on time. Sounds like we need to send them a 7 day notice to quit since they are subletting and its specifically prohibited in the lease. Lease is up Aug. 1 so they are not TAW.

Hi Everyone,

We are dealing with an issue in one of our rentals where the tenant moved out and illegally subletted the unit to a subtenant who has been nothing but problems. We recently discovered that the unit was being subletted and now need to get the subtenant out.

Can anyone recommend a good attorney in the Greater Boston area that handles stuff like this?

Hey Adrian,

Welcome to BP. As Peter mentioned above me, go out and find a great deal. Finding the deal is always the HARDEST part of the equation. You will find that once you have a great deal, finding the money is easy. Any investor will want to invest in a $4-500K property that you have under contract for $200k that needs $75k-$100k worth of construction. The next hardest part is the construction, but it seems like you have that covered pretty well.
