I guess I was interested in getting all of the information to be more prepared when they call. I figured it may look bad when they call and I don't know much about their property off the top of my head. I know an answering service is popular and probably the best solution for this. Do you think answering the phone or leaving to an answering machine is more effective? On one side you have time to prepare and on the other you may be taken more seriously since you actually answered. Keeping it simple does sound good, I can see where a lot of time can be wasted. I appreciate the feedback!

My wife and I have spent hours driving for dollars over the past few weeks in Jacksonville Florida and we are in the process of organizing the list in excel. My question is, what is important to include on the list. So far we have the following; - address - last sold (looking for equity) - owner occupied? - property characteristics ( bed/bath, sq. Ft., etc.) - average property value in area - market rent - type of distress Is this too detailed, not enough, what are we missing? Thanks!

I am selling my primary residence and downsizing to help raise capital for my first rental property. I have roughly 90k in equity due to debt service payments and appreciation. Is there anything I can do to reduce taxes paid on the capital gains from appreciation? Roughly 65k. Also, can anyone recommend good books on real estate taxes? Thanks!

I am planning to rent my primary residence out when I move to get started in REI but I have a pool. Can anyone share their experience or opinions about renting out homes with an in ground pool? Thanks!

Situation: Ready to start investing but starting from scratch with respect to capital. 2017 Goal: Buy first property Financing: 1) 90,000 equity in own home or 78,000 after considering my current HELOC. Another HELOC or increase limit (if that exists) 2) Sell home and move into investment home for a minimum of a year to utilize low down payment of conventional loans. (Maybe rent current home in the meantime instead of selling...) 3) Save $800 a month and play the waiting game until I have enough for my first purchase and cash reserves. 4) Any suggestion from YOU? With financing being the biggest hurdle, I was wondering what more experienced investors would recommend given my situation. Thanks in advance!

I have read three books on REI but none of them have focused on the analysis details. Does anyone have a book on REI analysis that really gets into the numbers? I work as a structural engineer and numbers just make sense to me, probably more so than words. Thanks in advance!

Thanks! I will look into the calculators and a book or two concentrating on the analysis. I have been in the stock market for a few years but I hate the fact my decisions are limited to buy, sell, or hold. I am interested in having more control over my investment and real estate seems to be one avenue to do just that.

I am reading book after book to soak up as much as I can while I build the capital required for my first purchase. I have a partner with more disposable income than myself but she lacks the drive to become financially independent. I want to prepare a business plan and sample analysis to give her peace of mind and a boost in confidence. Any suggestions on how to accomplish this would be great! I am excited to learn more through this community!!
