Mark Fries , 40 SFR, that’s impressive! What type of strategy do you use for finding deals in today’s market. I have been actively looking for about a year using MLS, and networking for off market deals with Agents, Brokers, Appraisers, and Real Estate Attorneys. The networking is a slow process and I haven’t landed a deal yet but I am continuing to send out offers. Just curious what works for you? Heavily considered direct mail but haven’t pulled the trigger yet. Any insight is much appreciated!

What are the advantages and disadvantages to buying residential property in personal name and transferring to LLC? I think (not positive) Brandon Turner mention in one of the podcasts that this is what he does and I am curious if this is common. I am currently placing offers for my first property, nothing has landed yet, but I want to be prepared. Thanks!

I can see how my question seems odd given the fact I live here. I know the areas south of the city really well, but when it comes to the North side I might as well be from out of town . What I am interested in finding out is how the area performs for buy and hold. I am struggling to find deals in the area I am familiar with so I’m am looking elsewhere. I have an agent telling me one thing and research tells a different story so I was hoping to find someone who owns property in the area who can give some insight. Zip is 32218. I am looking to get some information on a neighborhood on the Northside of Jacksonville, FL. Does anyone here have any rentals in the San Mateo neighborhood? I have researched the neighborhood but believe a locals opinion may be more valuable. My research has yielded inconsistent data so I am looking for some clarity. Thanks!

I am right there with you, actively looking for my first buy and hold deal. Just a few months ago I had no team but I have since put in a lot of work networking and have added a few key members. I would be interested in what you plan to focus your strategy on. I am looking for 3/2 SFR 1,200 sq. ft. and up requiring less than 10k to fix up and meeting the 1% rule (minimum). I have seen them out there but they are far and few between in the zips I am focusing on. I am focusing on the 100k price range. I am not currently attending any REIAs in the area but I am interested, does anyone have any good recommendations? Good luck to everyone!!

I am looking for and analyzing property in Duval and Clay county in Jax, FL. When estimating property taxes, I am pulling the previous year taxes from the county website. However, the properties are homestead which means the taxable value equals assessed value less 50k, right? As an investor, the property won't be homestead so I need to add back 50k to taxable value and estimate taxes based on it, correct? Just want to be sure I understand this part of the analysis before submitting any offers. Thanks in advance!
