the HomePath financing product was discontinued about 4 years ago.

This is not typical behavior for Fannie Mae -- I highly recommend contacting 1-800-7FANNIE to try to establish what might be happening.

HomePath will generally flat out reject offers that come in significantly below list price, particularly if the property has been listed fewer than 45-60 days -- they sell the vast majority of their properties at or above list price so there's no value in extended negotiations on offer that may or may not be in good faith.

I recently purchased a property built in 1929 that was built as a single family but was separated into two units and the previous owners -- a mother and daughter -- resided in the house in the separate units for 60 years until they died last spring at 108 and 87 (!).

We've updated the units and are now trying to get a C of O in order to register the property properly as rental in DC. There is no record of a C of O with DCRA because, I'm sure, the property was built and previous owners moved in well before they kept C of O records.

DCRA - a bear under the best of circumstances - is very unclear as to the proper path forward for us. Does anyone have an experience with this and/or suggestions on who might be a good advisor in this situation?

@Susanna Walls -- HomePath is the branding name for Fannie Mae-owned REO. A property identified as a HomePath property simply means it's owned and being sold by Fannie Mae. Unfortunately, HomePath financing -- which was only available on Fannie Mae-owned properties -- was discontinued about 2 years ago.

there are a million possible reasons for this - difficult to resolve title issues, improper foreclosure, consideration for alternate channel for sale, environmental issues that need addressing, legal issues associated with the property or former owner. The list is endless.

The deed restriction prohibits selling a property for more than 120% of your purchase price during the first 90 days after purchase
