Hi everyone, the owner just reduced the price and below is more info:

Purchase price: 200K

Monthly Income

-unit 1: $1098

-Unit 2: $775

-Unit 3: $710

Total= $2,583

Monthly expenses:

-vacancy: $258.30 (10%)

-CapEx: 258.30 (10%)

-Repairs: 258.30 (10%)

-PMI: 136

-Property tax: $320 from my realtor (but $360 from my lender)

-Insurance: $100

-Water & sewer: $38

-Garbage $23

-P&i: $866.66

Total expenses: $2,298.56

Monthly cash-flow : $284.44

Total cash needed: 14k

Cash on cash ROI: 24.38%

NOI: $13,813.20

Built in 1915

Here are some the updates to the house:

- Newer electric panels & wiring

- Newer plumbing, hot h20 tanks and heating

There are currenlty long-term tenants and rent could be higher.
