My question was regarding the future affect on DTI for capex on homes that I currently own.

Are "one time" expenses added back to income even for more common capex? For example is the expense for a new water heater or fence added back to income when calculating DTI?

If I do something like replace a roof and depreciate it over 27.5 years, how does that affect my DTI?

Yes my husband owns all 10 (each with a fannie mae mortgage) and he is the only one on title and on the loan.  We are in the process of adding me to title before setting up our trust for estate planning purposes, but I'm concerned that these properties would count towards my limit when we do that.

My husband has 10 financed mortgages with 10 fannie mae loans. If I am put on title will those 10 mortgages count toward my 10 mortgage limit? Does the debt/income from those properties affect my DTI?
