 Yea I've realized that trying to use my own common sense and good faith in paying bills or making arrangements if I couldn't doesn't apply to many people. It could be that they're in debt to multiple entities I may just be the easiest to shirk at the moment.

I've now sent them a pay or quit notice across all platforms: called/voicemail, left an email, text messaged, and have heard nothing still. They may have blocked me at this point. Going to put a pay or quit letter in the mail and formally submit the summary ejectment form to the courts tomorrow and go from there. 

Does anyone have any advice for strategies to avoid a formal eviction? I am of course going to initiate the process, but if I can get them out without drawing this out I would absolutely prefer it. 


I would have been willing to be flexible, but in the short 47 days they've rented, they have not been proactive at all and only respond when pestered repeatedly. 

I really appreciate everyone's insight, and I should have screened better and noticed the red flags, but I'm going to take this as a harsh lesson in what can happen if you're not diligent:(

Thank you for everyone who has responded. This is only the second property I've owned and the third set of tenants I've rented to.

Very disappointed it's going this way, but I also don't see how to avoid at least starting the eviction process as well. I have one month's rent as the security deposit so far. 

They'd mentioned they'd fallen on hard times during COVID, and were moving to turn things around, but it looks like that was not in good faith.

Perhaps you can help me with some next steps.


I recently signed a lease agreement with a couple who have stopped responding to my texts, emails, and phone calls. This is the second month they've rented my property and they were late on the January payment. I contacted them the day after it was due and the husband assured me he would pay. They sent a payment that failed and after I reached out again still did not make a payment. They had several excuses for why they had to pay late, and would not communicate proactively with me in this time. After 5 days past the due date I made them aware eviction proceedings would begin if I were not paid ASAP. Finally, he paid me, but not before sending this message:

"I don't know any different way to explain, that with the 3 days off over the holidays that I wasn't paid for, and the fact we were blindsided by the car insurance put us short. Maybe I need more crayons to explain it to you. Or maybe money is more important to you than having a good landlord tenant relationship. But I can tell you this...I get paid today, and you will have your precious money"

I agreed to let them pay their security deposit (2 months rent) and pet fee in installments; they paid the first half with their first payment and were to pay the remainder in 1/3 over three months. Now I was told by the husband he would pay this portion last Friday, and I still have not gotten a payment or response for more than 5 days now. What should I do at this point?

Hi all,

I am wondering if you know of any third party services who can perform a walk-through and inspection of a property that is tenant-occupied. I don't have a PM, but I do not want to have to inspect the property myself every quarter or every 6 months. I DO NOT need a full home inspection. I do need to keep an eye on the state of the unit, and keep the tenants more likely to take care of the home.

Anyone heard of someone/company who can do this for me?

Hi all,

I have a duplex unit where the top is currently vacant, and the bottom is occupied by a single woman. There is an electrician who wishes to rent the property on behalf of their employees (4 listed) to live in the home while they complete a job in the area. Would you accept this arrangement? At minimum I would like background checks on all of the employees and to have them listed on the lease with the owner as the tenant responsible for payment. I would only sign a 6 month term and require a larger security deposit. 

Is this worth the risk? I just worry about the safety and inconvenience of the tenant in the lower unit.

Hi all,

We have been looking into managing rental properties on our own and currently have a property manager with one home and are self-managing the other home. We've got the management software and maintenance requests set up to proceed with self-managing but getting a new tenant in is challenging and time consuming to plan around with our our W2 jobs. 

We want to know if there is a such a role where a hired person posts listings of a property, screens applicants, selects an appropriate tenant, gets them moved in and then bows out of the transaction with the owner managing from there forward. We have jobs that make it difficult to get a renter in but its completely manageable for us to schedule the maintenance and repairs as needed once a tenant is living in a property. 

We just want to know if that job exists and where we could find someone to do the heavy lifting of getting a tenant into the home for a one-time fee.

@Nathan Norway Yes! We need to get more involved in the local REIA and improve our networking to meet others selling deals and get into contact with wholesalers with the types of properties we are looking for. We're going to make a better effort of that soon, but for now we've just been on the MLS.
