Hmmm, lemme think @Jared Watson, ummm YES! lol I've heard quite a bit of talk about Austin being on fire these days, and with those kinda numbers I'd say that's definitely the case, that's awesome! What's the average ROI, percentage wise, on your flips out there? Would you mind sharing the numbers on one of your more recent flips...purchase price, rehab, ARV, sale price? Thanks

Hey @Matt Thompson, I'd definitely love to hear more about this concept. I recall someone on here, from Texas I believe, that talked about getting into the 'Assisted Living' business by using SFH's. Similar concept as this Sober Living one you're talking about, but a little more involved since I believe there was a registered nurse that needed to be on the premises, etc, but the cash flow was awesome! Do know if there's any licensing or permits required and do these sober living programs offer financial assistance for the tenants? If they offer rental assistance while helping the tenants find jobs, this sounds like it would definitely be something worth looking into! Thanks for the post!
