It sounds like these guys might be trying to take advantage of you, and probably many others like you.  A better strategy might be to learn everything you need to from others right here on BP - and it will not cost you a cent - well maybe the cost of a cup of coffee!

In respect to "somehow SFR houses unlike townhouses are more popular and sell fast" - this is not always the case. I know of townhouse communities in Orange County where properties that come on to the market sell almost immediately. It really depends on the demographic of the buyer - SFR houses usually attract families, while condos and townhouses are popular with single people or couples without children. Whatever the type of housing you decide on, location is always the key when buying and selling - a good location will always attract buyers who are willing to pay extra to be in the right area, especially so if it happens to be a gated community.

Welcome to Orange County! As you have already noticed, Orange and San Diego counties are home to some of the most expensive real estate in the country. For investment purposes you might want to check out Riverside and San Bernardino counties which are relatively close to Orange County, but potentially offer more affordable opportunities where the ROI is more attractive.
