@Wanda Samuel the free book is a great place to start. Watch several of the podcast for ideas. At the end of the Podcast there are list of books the person suggest.

@Jonathan Vese I talked to a title company and no it is not illegal. Talk to you local First American title company and they can educate you on this.

@Xavier Jefferson Good Luck, I would also suggest looking to see if there is a BP meetup in your area.
The art of the deal is a big part of what you will be doing. Owner finance can help you make a deal that otherwise may note be viable. Find a good mentor down in the area and I am sure you will be successful. If you get a deal with an exit strategy of financing and you post the deal on BP you will quickly find help in financing and analyzing the deal to know if it is worth going forward with.

@Ben Ballinger I would suggest learning as much from him as possible but getting a good lawyer to help him and you not get into the situations you are talking about. A good contract saves many headaches.

@Shaz Perrone look into the landlord associations in your area too. Many mistakes can be prevented by having experts on hand.
