Thanks Pat and Matt for the info. I am from NJ so unless there is a meetup when I visit the area I probably wont be able to attend. I am looking for a single or double with decent cash flow and return on my investment. Something that has good bones and has been recently updated in an area with strong rental demand and steady appreciation. Anyone investing in Buffalo NY? Any advice to entering this market as an out of state investor? Considering a multifamily in a decent neighborhood - amy suggestions?

I am currently living in and investing in NJ. Looking into other markets given the ever increasing costs here in NJ. Checking out Detroit next week but am open to other areas such as this if the numbers make sense. I currently have a couple of Duplex’s that I rent. The home in Springfield that Darrel sent a link to sounds interesting and would be interested in hearing more about Roberts triplex.
