Dave Ramsey is a guru. They all have their place and (for the most part) bring value to what they charge for their programs. Dave Ramsey's debt-payoff program is second to none and a technique that 99% of the population would do well to follow. I'd stick to his debt-payoff advice, but look elsewhere for investing advice.

My family and I are relocating to an entirely new city and state(Montrose, CO). I have done some research and as far as I can tell, there is no REIA within five hours of where we are going. I am new to wholesaling and am wanting advice as to where I can find cash buyers for my new area. Any tips or suggestions are greatly appreciated. Thank you!

Does anyone have a good example of lead generating sites for wholesalers? I'm looking to make two sites, one for buyers and one for sellers. I've heard that keeping it basic is best. Anyone have thoughts? Thank you in advance!

Thanks! That makes sense. So basically I can find anyone and offer $250 or something like that if they find me a deal I close on? That would save me a lot of the footwork on top of what I'm already doing.

I am brand new to real estate investing. My wife and I have done a little in the past and made awesome money, but that was several years ago. I am wanting to start wholesaling properties and have been reading a lot here on BP but keep running into the same question. What is the difference between a bird dog and a wholesaler?
