Follow your exact criteria and do not deviate. If the numbers work, they work.

What are your best book recommendations that explains throughly how to find and close off market deals in detail? I've watched several webinars and YouTube videos but nothing has really hit home for me yet. Most of everything I have purchased so far has been off the MLS and a couple from online auctions. With no outside method of creating deal flow and with competitors driving up prices it's been hard to scale. I am ready to take the next step. Any advice and/or recommendations would be appreciated!

Thank you

Half of our tenants ironically paid early and the others paid on the 1st. Even our one particular set of tenants that have been habitually late their entire lease paid on time this month.

What’s up @Bryce Noel. I am from Sicklerville as well @Mike Bonadies. I have a couple properties throughout the area and just about everything I’ve learned has come from BP. Right now you should focus on educating yourself as much as possible and this is a great place to start.
