Welcome @Michael Prim.  You're in great hands with @Chris Carollo but I'd be happy to be an extra set of eyes as well if you think it's helpful.

Hi @Oliver Sanchez, I agree, I would expect a little bit different membership in the suburban markets as well (more freelancers, solopreneurs, etc.).  Not sure that is necessarily a bad thing - don't know really.  Why did you decide to go to Cambridge vs. suburbs?

Hi @Samia Bingham I am still interested in the co-working concept, particularly in transit-oriented suburban downtowns like where I live currently (west of Chicago).  Do you have experience with them?

@Brian Burke thanks for sharing all the data sources you pay attention to.  Once you have identified a market as interesting, do you spend much time on the ground there getting a feel for it?

@Mark Mosch thanks for the great insights.  Where in NWA are your properties?

@Brian Burke thanks for the response.  I have both lived and worked there, but just now starting to think about the market from the perspective of a real estate investor (rather than just a real estate consumer).   It's definitely a unique market - three Fortune 100s and a major public university for an MSA of ~500K, and Walmart has made a lot of people in the area very wealthy.  I believe a good chunk of the multifamily inventory is controlled by one owner/operator.  It looks like some newer inventory has been/is set to come online of late, but still not a ton of new MF development that I have seen.

Hey @Casey Millspaugh congrats on the investment.  I am pretty familiar with NW Arkansas, less so with Fort Smith (the River Valley!).  Interested to learn more about what you're doing and hearing about your successes as you go.

This thread has been dormant for a little while, but @Brian Burke was curious if you have looked at the NW Arkansas MSA at all?  Is this too small an MSA for you? Also tagging @Jeff McCaskey as he brought up Tulsa and I have thought, at a high level, that it is an interesting market as well (and only about 90 miles from NW Arkansas ).

Re Chicago, agree with @Brie Schmidt in terms of importance of understanding what's going on in the various submarkets. Chicago is certainly a city of neighborhoods.  Additionally, while Chicago/Cook county has been experiencing population declines, many of the collar counties are experiencing significant growth.

@Carrie Anderson @Aaron Mazzrillo I can't remember the name of the development, just remember Fontana seemed like a haul from south of downtown LA (you can probably guess where I went to school now).   I can't imagine the commute if you had to get to work downtown or on the west side.

Homes were definitely tract quality with KB making tons of margin on upgrades in the "design studio."
