Does anyone know anything about discounted notes backed by timeshare ownership. With non payment, could you even resale the ownership in todays market?

Any help would be greatly appreciated.

Sorry about not responding, been travelling that last couple of days. Like Marc has said. I am extremely new at buying notes. I am by no means an expert. I am trying to gain experience. I currently only have two performing notes in my personal investments. One is from the sell of a rental property, the other note started as a Non-performer, the note was deeply discounted, bought it and renegotiated with the the maker and now have a performing note.

The main reason for me to be on BP is to learn from the many experienced members.

As far as my buying criteria I am still trying to figure that out.

That is not what was implied. I invest using my own set of criteria. If potential notes do not meet my criteria for my personal investment or out of my range financially, I will pass to other end buyers.

I am interested in finding out what marketing other note buyers have been successful using.

I have bought and sold a number of real estate properties and would like to get into the note buying business. I would most probably passing on notes to other end buyers, however, I will also be keeping the good ones for myself.

I was wondering what is your most successful type of marketing for your note business?

Any help you could provide would be greatly appreciated.

Most areas are buyers markets. The areas are flooded with foreclosures. This means less expensive homes. What I have been doing is buying foreclosures with steep discounts and budgeting a rehab from the beginning and using hard money loans for the purchase and rehab. at the end of the rehab, refinance into a fixed mortgage. This way the properties will cash flow. and you can get into them with little to no money out of pocket.

I had the same problem in a house where the return duct was installed in the crawlspace There was a portion o the duct that had been damaged by raccoons. So supply was bring in dirt and dust from the crawlspace. I would suggest checking ductwork and have the ducts clean.

New to the forum. I agree, now is a great time to be investing in real estate. Money is cheap right now. Just watch your cashflows. I don't pay much attention to the Gurus. I you by and hold, cannot make it cashflow. Walk away.
