That is very encouraging! My wife and I are trying to find a vacation rental for about 10 days starting at the end of this week. We plan to try to visit somewhere we THINK we might buy a rental. Pondering FL but love SC/NC too. So we shall see! 

If we end up looking in the Panama City area I may have to get the house keeper reference from you!  ;-)

I don't really plan to "sell" real estate, although I can't say I wouldn't take the opportunity if it presented itself for the life experience. We shall see.

This is something I am actively considering. I have been looking up and down the coast from NC through the Gulf to Panama City Beach. I live North of Atlanta and want something within 6 hours as we are used to going to Folly Beach every year.

I actually made an offer on a long shot (that fell through) on Alligator Point, FL. Was a very interesting opportunity and I learned a ton about erosion and permitting through the experience. 

Anyone have any ideas of tricks for finding a ridiculous deal on a beachfront somewhere? Since I am looking in so many different areas all I can do is use Zillow and it's map feature to move up and down the coast looking for ocean front deals (i want ocean front).

I just jumped in. Fortunately or unfortunately, depending on how you look at it, I had a large source of income and could afford to make mistakes. Looking back I certainly wish I would have acted like I had more at stake and taken it slower and made sure I knew what I was doing first, but I did what I did and I learned as I went. 

I did meet people along the way that shared a little of what they knew and that helped a lot. I met a real estate agent somewhat early (well, about what would eventually amount to 300k in losses into my journey) who also did some rentals. He told me I was crazy and that I needed to be looking at xyz. I think that's about the time I found this forum and the 2% and 50% rules. I wasn't perfect from there but was a whole lot closer. 

I wish I had found someone like me (the me with my current knowledge) to guide me along but I either didn't think to do so, didn't know anyone, or was too strong willed (read prideful) to ask for guidance. 

So yea I would surround yourself with anyone who will give you time and learn what you can. 

I got back on this forum a few weeks ago after being gone for years (and somewhat dormant in my RE activity). I want to help who I can and have learned over time that you yourself learn when you try to help others. I offered to have coffee with someone on BP that lives in the area to share whatever I may know that might be useful (which may be nothing haha). We are doing that this week. I am glad to make myself available to you or anyone else as well. I'm in Buford most days, live in Jefferson, and am only occasionally in Macon where most of my rentals are.
