Hello everyone! Let me start by saying how excited I am to have stumbled upon this site. My day job is commercial property management and is something I enjoy doing every day. My goal is to take the skills I use at work and use them to make my pockets bigger instead of someone else's! I currently hold a Michigan sales license, but do not actively sell real estate. I have not yet made my first purchase, but hope to do so within the next 6 months.

1. Form an LLC and list all involved as members.

2. Apply for financing with the LLC. One or all individual members will need to guarantee the loan.

Just keep in mind that if you add them to the lease, they are no longer a sub-tenant.

1. Are any other financing options available?

2. It could be a way to eliminate the adjustable rate and have fixed payments, however the rates will likely be much higher.

3. There are a number of ways to do this. It really comes down to what you and your partners are comfortable with/willing to do.

4. You may want to double check the NOI, cash flow and cap rate based on the given expenses.
