Hi Daniel, have you looked in the west Lake Okeechobee area such as Palmdale or Moore Haven? Land there is fairly cheap and there is plenty of wild game and fishing. All within 3 hours Miami.

@Russell Brazil a solid escalation clause is certainly needed. Buyers are bidding up prices quite aggressively now especially in the medium priced homes of 250k-400k. From what I see, there aren't many properties, bought in the open market, that make a good investment. Got to find those off market deals for the numbers to really work.

@Jose Alonso This market has always been very competitive but that just makes the reward that much greater. Hopefully we can work together in the future.

@Ernie Cruz Congrats on the new home! I heard good things about Christina but she recently left the company. I hope you had a good experience with the loan process. I'm sure we'll cross paths in the future.

I wanted to introduce myself to the community. My name is Giovanny Alfonso and I'm from Miami, FL. I've been reading as much as possible over the past year and looking to begin investing in SFHs and small beach condos. My goal is to eventually become financially independent in 15-20 years. Its a tough market to be in since prices are so high and cash is king here. Either way I'm excited learn some more and finally get started.

Professionally, I'm a residential loan originator with Regions Mortgage here in Miami. I'm excited to get involved and help answer questions regarding financing.
