This process works well for us as the initial screening process: we send a text message with the following after initial conversation:

1. Email address *

2. Why are you moving?

3. When do you plan on moving in?

4. What is your monthly income?

5. How many people will be residing with you?

6. Do you consent to a background and credit check

7. Have you ever been evicted?

8. Do you have any pets?

9. Do you have any questions?

10. Will you have the first month rent and deposit?

11. What is your name?

If they take the time to respond, then we can schedule a viewing where they bring the application filled out. We will schedule everyone in about 5minute intervals on the same day of the viewing...in time lapse of an hour.

These steps allow us to effectively 1) screen 2) use of our time 3) book the units to keep on focusing on other parts of the business.

Hope it helps....

Welcome Austin!   I am an active investor in Del Rio.   There are many opportunities for cashflow rental properties.  I may start a few construction projects next year, you are welcome to reach out.   Patience is the key though, this is a quality few speak about in podcasts etc., there is no overnight sucess.  Hard  work is part of the equation.   Market knowledge, accurate planning, humbleness....are all qualities needed for long term success.   Wish you the bestand welcome!

Welcome to Del Rio, focus on a plan first, make your first deal then you can worry about the rest.   Many rush into forming an llc, company name, branding, overthinking a deal etc.,  welcome and here to help.   Living in the border you are able to see the "rich dad, poor dad"  philosophy first hand.  Learn from the unique border perspective and wish you the best!

Good morning Gabe.

Del Rio is a great market, there are few young active investors.   We own multiple duplexes in Del Rio, some were remodels, another was new construction, where we managed the construction.  My advice as an investor focus on your investment strategy, Will you rehab, flip,  buy and hold etc.?   Make sure you know your WHY and don't deviate from your goal.

Regarding finding local contractors, there are plenty of trade subcontractors.   In Texas, electrical, plumbing, HVAC are licensed by the state and carry general liability insurance in order to mainatain their license.  I would reach out and meet the city building inspectors and ask specific questions regarding whose work they inspect that result in minor or no isssues.  Eventhough city inspectors can not endorse specific subs you will obtain valuable feedback.

If you are looking for a handyman, there are also plenty.  If you build a working relationship with subs or handymen and treat them with respect you are ensured success. Most of the fears or nightmares described in podcasts or books are just a description of their experience not doing their fue dillegence.

On a final thought feel free to reach out,  I enjoy a Venti soy milk latte.
