Finding an investor friendly real estate agent has been the biggest challenge so far.

So far every time I look at a foreclosure my agent does everything in her power to keep me from looking at it. They don't want to write offers unless it's full market value. 

I've been thinking of changing up my strategy from real estate agents to direct mail or just getting a license.

I found something I wanted to put an offer in on so I started looking for an inspector. I see on the forums that these guys were recommended four years ago.

I asked her to make the 200K offer but then she told me it wouldn't work so I told her I'd think about it. After thinking about it I told her to make the offer, and she did. Of course now I wonder if her attitude is going to make a difference. I've bought and sold a lot of stuff and the way you present yourself can make a big difference.

So you're only getting > $550 for a 2 bedroom? Then the rents this place are charging are right in line. I was thinking if rent's could get up to $600 it might work, but I know people in ABQ don't have a lot of extra cash so it might not. I don't want to gamble that I'll be able to rent it out at the higher rate.

At this point I can't tell if there is any value add stuff, because I've only seen the outside which looks alright. It's supposed to have a new roof. I'm not terribly worried about offending sellers, I buy used items at work all day from people who are offended by the prices I want to pay, but my agent seemed to fall apart when I told her what I wanted to offer. So I reconsidered.

At this point I'm looking for another real estate agent. I thought this girl would be good because she told me she wanted to be a real estate investor, and do some house hacking, but she doesn't seem to know anything about management expenses, utilities, or any of it. I have a feeling she was just telling me what I wanted to hear.

My boss knows a guy who'd been investing in real estate forever so I was going to try and run it by that dude today. He seems to be doing well because he takes fishing trips to Canada with the boss every year.

I told my realtor to see if they would respond to an offer of 200K down from 220K and she told me it was a bad idea. She said I would offend them and lose the house.  Is this just the current state of the market? 

Accurate numbers are another problem. My real estate agent doesn't seem to know who pays the utilities so I assumed I paid everything but gas and electric because that's common in ABQ. 

It also looks like there is room to increase the rent because these are two bed, 1 bath units and they are paying less than I was paying for a 1 bed 1 bath a few years ago.

I'm trying to buy a 4 plex, and live in one of the units.

The problem is that the rents are currently too low for the apartments to cash flow with all four units, and the rents would just barely cover the mortgage if I lived in one of the units.

I could live there practically for free but what would I do when I wanted to move? The calculator shows a negative $300 flow.

Should I make an offer and see how thinks shake out on inspection?

I found a property that could be a potential flip in a semi rural area. When I walked around it today it looked like the building had a fairly shotty addition put on at some point. I worry that it may be an illegal addition, but a part of me thinks I should just make an offer and see what shows up on inspection. 

What do you lovely people think I should do?

Hi Matt, I really don't have a lot of experience. I'm looking for my first purchase, but all i've found so far is in neighborhoods that are scary or stuff that is way out of my price range.
