There have been a lot of informative replies. You're probably wondering which advise to follow. It sounds like to me that your agent is used to working with normal home buyers who make decisions in large part based on emotion. The problem with that is the house your looking at becomes the only house that fits your criteria. In actuality there are endless number of homes that fit your criteria, it just requires work to find them. Investing should be about the numbers. If the numbers work you move forward. If the numbers are close to working, you better take your time and get more info to see if they work or not. The smaller the margin the less room for errors or the unknowns in this case. You have to look at your numbers and decide whether its worth moving forward or not. I recommend putting your numbers and margin of error on paper and sticking to it. At any time you move past your calculations in what's known with margin of error, it is then time to move on. The key on your first deal where your emotions play a huge part is put your plan in writing and stick to it. Otherwise you begin to justify bad business decisions. Great question @Monica Litster. You are correct in your assumptions. After some time you will have a historical record and you may be able to adjust your vacancy rate down some. If you figure for 10% vacancy you are roughly setting aside $55 per unit every month. Added all together it seems like a lot, however there will be a point when each unit is without a tenant and the $55 per month per unit should cover your vacancy until you can screen for a top notch new tenant. Ultimately it is up to you how much to set aside and you can always ask around to see what the normal vacancy rate is in your area. I would still recommend going on the high side until you get a record of your own property. Hope this helps!

I agree with @Mike Cumbie. Especially if the house was part of any kind of track. The builder would have had to use left over materials prior to 1980. The house would have been inspected and would have had issues. I'm a contractor and deal with asbestos abatement pretty regularly. Never had any issues in any 80's or later model homes. Just my 2 cents.

Hi Jim, We've ran into this situation quite a few times. There are several different ways to handle this. I'm assuming you are figuring your cramped space for the vanity using a standard 30"X60" dimensioned tub.  They do make a 54" tub which would give you an additional 6" to build a knee wall within the same space. 

Another option would be to use a two sided/double apron tub or even a free standing. You can google or check out selections on efaucets.com . 

The last possibility would be to use a drop in tub and you build your apron around however you like and wrap in tile. 

Hope this helps and gives you a few options. My recommendation would be the 54" tub with the knee wall. It's going to be the most cost effective and look the best in a tight space.

Hello all. I've been a Bigger Pockets fan since Jan last year. After sometime sitting on the sidelines I think its time to introduce myself and give a big shout out to all that have been a part of making Bigger Pockets the valuable resource that it is. 

About me, I am currently in North County, San Diego. I'm a General Contractor who has been really wanting to get on the other side of real estate for way too long. I'm originally from the East Coast and will be packing my family (Hot Brazilian wife, and smartest 13 mo son ever) and moving to NC.  We will be settling in the Hickory, Lenoir area. We have tried to be strategic in our location to tap into Greensboro, Asheville, and Charlotte areas. 

My wife and I welcome any feedback on these areas.

Our goals are geared towards our long term goal of 500 units in multi-family with at least $100 per door. We will be using our real estate platform to bring my wife's family to the US from Brazil. I have more questions regarding this which I will place in another post. We are planning to house-hack when we move and use some savings to do some flipping to fund some brrrr deals on some smaller mfr's and scale up from there.

I almost forgot this is just an introduction. I look forward to connecting with everyone on here and we're excited about this new chapter in our life.
