I got an update. Finally I got a hold on their maintenance manager and he told me the plumber was there for 3 hours, The drains were clogged for 28 feet of pipes. It was an emergency snake job. All the drains were backing up.., he thinks probably because it was hard to reach and he has to pass few curves with the snake. Still it sounds high for me. I don't know why he had to be there for 3 hours. He agrees that it usually $70-100 job when it's an easy in and out, 20min job but not in this case where he had to be there for 3 hours.

What do you think?

At the moment I've asked for more info and to speak with their maintenance manage but they don't reply just yet, which makes it more suspicious.

If the service was performed, when was it performed? Did they call the plumber out on the 4th? Was it an emergency call? Is the PM company adding their time and materials to the maintenance request? Can they provide you with the invoice from the plumber? These are things to consider and find out before taking action.

Don't rush to fire the PM as some people are suggesting, that's not a reasonable response and could end up being more costly than this charge. Have a conversation with them first and get an idea of where the cost is/was derived. You could even call a few other plumbers in the area to get their estimates based on the type of work described in the invoice and from the PM. Once you get a fuller picture then you will be empowered and decide how to respond.

Hi Adam, Thanks for the detailed response. Of-course I will investigate more to get the bigger picture. Though they've shouldn't done it after-hours or on the 4th. It's just a clog and nothing to urgent.

 They've reported it at 06/29/2017 but it could've been a few days earlier.

Yeah I though like it, super over-charge. I'm asking to speak with their maintenance manager over the phone... will see how he explains it.

Just got this report from my management company and it says:

"- Repairs & Maintenance - Plumbing repair - Bathtub needs to be snaked out. $294.00"

Is this sounds reasonable?

Hi there!

I'm trying to assess the market value of a property in Euclid area, more specifically on 254th st. It's a 3 Beds, 1,100 sqft, rented for $800/mo.

The surrounding area past sales varies between 20K to 70K. Zestimate says 60K, Redfin says 45K What do you think the houses there worth at the moment?
