I'm looking for recommendations for tenant placement companies and property management for a south Charlotte property (out of state investor). How much do people normally pay for these services in the area? Do you have positive/negative experience with some providers? Any tips at all?

My renters caused damages where fixing is about 10x the security deposit. How can I fund the fixes: Do I bill their insurance? Do I sue them and they bill their insurance? I've never had to deal with this situation so any advice is welcome. Thank you!
