I have a new tenant that signed a lease and paid a security deposit.  They have failed to pay rent for October (prorated) and now November (due on the 1st).  I am in the process of terminating the lease for failure to pay.  The tenant has not yet moved into the apartment; and does not have keys.

Question:  Is the Tenant entitled to receive the Security Deposit refunded?

@Aliyah Conley.  One thing that I learned in Finance course was that Cash is King.  With that being said...

if (and only if) you dont have an ownership interest in another property, then you might want to check out NACA BEFORE you spend your CASH.

NACA offers:

100% financing (including rehab costs)

No down payment ... save your money!!!

No closing costs...No attorney fees...no PMI...no minimum income or credit scores!!!

Hope that helps!!!

@Natasha Woods RE: bad reviews? there will always be haters lol.

@Charlie MacPherson. NACA doesn't care about credit scores, but you have to fix collections, etc.

You're Welcome!

Hey, El.

I have 2 wholesale deals in Chicago that kinda fell in my hands.  I am originally from Chicago (born and raised SOUTHSIDE lol), but I now live in the Washington DC area.  I need an investor-friendly title company, and whole-sale friendly real estate agent in Chicago.

Can you help me out?

Parrish

Hello BP Family.

My name is Parrish Weaver.  I am currently residing in the Washington DC metropolitan area (born and raised in Chicago); but I have lived all over the world as I am a retired U.S. Navy Veteran (24 years of service).

I am fairly new to real estate investing and very eager to learn and grow....which is what lead me to BP.

I am interested in buying and hold strategies particularly with multi unit apartment buildings.  My short term goal is to secure my first building by the end of year.  My long-term goal (like some of you) us to be financially independent within 5 years.

Thank you, in advance, for welcoming me.

Sincerely,

p.s.  I have excellent administration skills for anyone who is willing to help me learn my craft.

Parrish
