Looking to inquire how the property management services work in Florida for property that I have in the palm beach gardens. For seasonal rentals, is common to pay the property manager a flat fee for 6 month period in advance? Also is there a standard agreement that suggests that can automatically repair/replace items that cost less than $100? Would they have access to the monthly rental payment? Can anyone Share their experience?

My sister is looking to invest in a property. I plan to lend her funds through my self directed IRA as hard money. Would there be an issue if she sub contracts some of the work to our father?

Hi All- I’m looking to provide a loan via a self directed Ira account. I wanted to know if this loan would show up on the person (that I’m lending )credit report?

@Richard Ibeh thanks for the feedback I just realized that the condo will provide a spare key to named individual for a small fee. Right the cleaning would the major key as I would want someone reliable and professional. I will check out VRBO for longer term stays (3month/6months) as I haven't a good response on Airbnb (as I stipulate a minimum of 60 days+).

Really enjoyed this podcast! Can’t wait to read the book! Would like to use this asset class to diversify my portfolio.

@Joseph DiNardi-MackI'll take your advice on Craigslist and Facebook for the shorter stay (3month) to see if I get any interest. I've used vrbo/homeaway previously but found then to be less active for some reason. I also used tripadvisor which I believe add a commission fee as well so I might look into that one again.
