Property management services - Florida

Looking to inquire how the property management services work in Florida for property that I have in the palm beach gardens. For seasonal rentals, is common to pay the property manager a flat fee for 6 month period in advance? Also is there a standard agreement that suggests that can automatically repair/replace items that cost less than $100? Would they have access to the monthly rental payment? Can anyone Share their experience?
