 I really like that Idea. I have not seen it mention before. I have a great RE attorney but not one that works with real estate investors, gonna go find my local guys. Good tip.

@Bill Gulley I actually got hooked up with an online course that once completed counts towards getting the realtor test. I went through it all, and its all very important info, but it does not give you the knowledge to market and run your business. In Miami alone every other person you meet has their license. They do not do anything with it, its just general real estate knowledge not practical...

Thanks for this advice. Its interesting none the less, but will definitely not touch this before I have much more experience.

If you were to pay for a site that had educational information, that was a self study from the basics to advanced areas, illustrated how to think relating the basics to strategies, gave solid advice about the business aspects, general business, then went further into structuring transactions and notes, what would that be worth to you? Then, if you had questions, you could post ask there or post them on BP and get feedback. 

I really liked Justin Williams Fail Fast Forward education. It was about $79 a month. However like most of the educational programs out there, most use an initial audience to vett the content, then they do another round to make it a bit better. But its not really a tried a true curriculum. I think they have their own system that works for them, then try to apply that system to other people that have not followed the same life path. Some people may not have money to market, others maybe to shy to reach out to people and others are stunted by the fear that they may do something liable that can get them in big trouble financially or with laws, getting sued. etc. etc. etc.

I would say pricing that is reasonable to anyone would be 50-100/mo?

What if there was a site were not just anyone could blog or post, only those who had been vetted? There could be links to other sites by those who contributed, but no endorsement of other sites, you'd be on your own.

The vetting process needs to be defined and posted for all to see. For example the person writing and disseminating information would need to prove they have done X amount of deals, in X niche, show they have some kind of net worth ?, get voted in by real people using IP tracking and other techniques to prevent people from cheating the vetting process (multiple voting). People who vouch for these guys/gals need to show proof they took the course, screen shots, receipts. something to prevent the good guys from being pinched by the bad guys with slander.  

I'm bumping 19,000 posts on BP, there is no better place to dig out free information, folks need to do some due diligence when getting free advice (especially paid advice) off the internet, and the issue is who can you trust. After that, it's digging out the gold nuggets from hundreds of thousands of posts. If you don't mind putting some effort into finding good information, it's certainly here.

The digging is fine... but when you have no experience, you need to know how to pick out the fools gold from the real gold.

@Kevin Yoo I am trying to hold fast. Hard when there is so much information, and no one to hold your hand. Not that I want someone to hold my hand, but someone to guide you when you need a hand is invaluable.

@Joe B.  LOL dont want to get pushed down the stairs! LMAO. There needs to be more educational resources  that provide value, similar to what biggerpockets is doing with with this site and then providing a purchasable getting started book. That is what I am talking about. No gimmicks.

@Micah Copeland Yeah I have been devouring information left and right. But its so much information, from strategies and niches with in the space, flipping. wholesaling, notes, lease options, etc. etc. I would think that with a mentor as with any apprenticeship you get much more tailored instruction, to your stengths and current knowlegdge. People pay for education all the time, seminars, workshops, I have heard of some great educators in some clubs that get mentioned in podcasts that they put their students through their paces. 

There really needs to be a curriculum. Maybe something referencing the free but also the good stuff that is paid. Similar to Kahn Academy.

I have gotten to the end of my rope. 

Are there any gurus, mentors, or educators out there that dont make their "prospects" go through countless squeeze pages, info products, monthly installment type offers. 

I am pretty good at the internet BS meter, I get just enough info from these gurus to be dangerous... I have been tempted many times to pull the trigger and buy a course or sign up for something. 

They all have the info product sales process down, long letter, long video, offer, signup for newsletter, etc. etc. I understand these online closing/sales techniques, I understand they probably net the guys a lot... but how do you wade through all the crap.

Someone (maybe me) needs to create a third party review site that does not get compensated from the gurus. Bigger pockets does a great job of this and its very clear what they are selling, their membership and their book. 

I also think that Justin Williams from FlippingHQ and the guy from FlipNerd.

Seems like they all have a hidden agenda. Yes I know that the info product, coaching, mentoring is more profitable than even the real estate. Great for them having the confidence and the knowledge.

Are there any sites out there that review these Gurus? I have seen some sites, but they dont really have reviews. They themselves seem to getting affiliate clicks. 

Maybe Biggerpockets could designate users as gurus and have a way for the user base to upvote or downvote a guru, also provide reviews of that guru. This could give the great gurus some serious credentials. 

Sorry for the rant. I really want to learn. I really want a mentor. I dont mind paying for it, but I want someone who is vetted and has a good track record. I dont want to lose money. 

Aside from physically visiting the foreclosure listings and trying to get an exterior idea. I can get comps, check titles, and get a market value, but not sure if there is a good technique on creating an ARV without seeing the interior of the house.
