Hello again,

I am in need of a reasonably priced CPA and Advisor who are familiar with GA and FL laws. If anyone has openings this coming week and can beat the current price I’m paying , id love to set up something as soon as possible. I usually use KKOS but really need something a bit more affordable for a bit more time ($150/30 mins is their current rate ) .

I’m working on setting up our family’s estate/trust for asset protection and best way to defer inheritance tax, Acquire real estate after selling one of our rentals, and set up A way for me to pay myself for all this research, and time I’m spending since putting the property up for sale and managing my parent’s current and future properties.

If someone has a good recommendation please share.

Hello, my name is Gheriane (Jerry-Anne) and I’m officially starting the take action part of this real estate journey. I’ve spent over 4 thousand dollars in financial and real estate education (great classes) but this is the only one where i don’t feel intimidated and don’t hear that i have to pay for the next package to get an answer or clarification.

Anyway, my family owns 2 rentals out right in Florida that are cash flowing below market rent since they’ve been there for 13 years and have never called for ANyThInG except credit on rent for buying a new stove (5 months ago $350) , and replacing HVAC ( 2 years ago ($2k). After listening to BP on YouTube I’ve sat my parents down and told them we need to put all this equity to use ( 3 paid off homes with about 800k in equity with properties in FL and GA)

We are currently selling one and I believe I found the best strategy given our current situation (1031 or lease-option /seller finance ...leaning o. Lease option to keep equity and put it to work).

My biggest struggle is funding, and not knowing enough investors I can turn to, especially those who have the same passion as me. I’d love to have rentals and do a rent to own program for teachers, nurses, police officers, veterans and storing adults with a good job just poor credit from old mistakes.

If you still remember being scared of this process, and struggling with finding funding, a niche market, and just wishing you had more like minded people around you please reach out. I live in Suwanee, GA, and would like to do BRRRR method in Lawrenceville, Duluth, Norcross or middle south GA where school systems and hospitals are strong.

Lastly, I hope to create a team that will help me create valuable content in Haitian Kreyòl for my community and help them get out of debt, and own a few rentals. Putting it all out into the universe.

Single-family residence buy & hold investment in Port Saint Lucie.

Purchase price: $222,600
Cash invested: $222,600

My family owns this investment property outright; bought in 2006. It's a beautiful rental property with a long time-month to month (13 year tenant) who takes care of everything--hence below market rent; the call for repair we've had was replacing the HVAC 2 years ago in 13 years. On the market for $240,000- Lease-Option, and Owner Financing possible.

What made you interested in investing in this type of deal?

I did not personally invest in this property. My parents did. However, now that I am studying, researching, learning and ready to apply I am looking to expand our portfolio. Selling this property would be step one in my official investing journey.

How did you find this deal and how did you negotiate it?

Father bought it cash, I am not aware of negotiations.

How did you finance this deal?

Bought Cash.

How did you add value to the deal?

Tenant has changed flooring, paint, cabinets, and maintains lawn.

What was the outcome?

On the market for 25 days; possible outcome: seller financing , Lease-Option, or sale and purchase more through 1031 exchange.

Lessons learned? Challenges?

I am listening to podcasts, reading, watching videos to reduce the number of mistakes, and be able to quickly analyze where I went wrong. Looking forward to the entire process with this property before repeating it with our second rental.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Our seller agent is Namika Mark, she's been great so far. She answers when called, or returns call in a timely manner. Answers my questions to the best of her ability, and is not ashamed to state she must consult with someone if she's not 100% sure about the answer.
