absolutely, fix the fan ....she's paying your note....it's an investment...how long did she sign the lease for?

I suggest ...since the holidays are here you even buy here a small kitchen appliance for $25 for Christmas.....happy tenants pay your note :)

Thanks for your imput

As others have said, most investors who are successful have systems and processes in place that allow them to automate the important facets of their business.

*that is what I am looking to create. I understand there is a learning curve. :)

That said, the truly successful ones aren't going to give away or sell those systems, as it stands to hurt their business more than help their business.

*I understand their concerns on proprietary systems and values put upon them along with the territorial mndset.however. as stated in my earlier post I am looking to work smarter not harder. that is why I inquired.

You mentioned McDonalds. Of course they have thousands of systems and processes in place. Do you think they would sell or give them to you? Probably not... :)

*no they wont give them to you but they will sell you there franchise system.

Your goal should be to learn the business front to back, bottom to top, and then implement your own set of systems and processes to allow you to automate your business in ways that make sense to you and your particular business model.

*Exactly, that is my intention and why I am here on BP. it was recommended to me by someone who I respect. again I appreciate your comments and insight

Yes, I am in phoenix and have contacted azreia and other meetups that deal with wholesale and real estate investing. looking forward to the process. Its interesting when you make a committment to really get serious how things come together. I have been invovled in real estate for years. however, as a independent contractor invloved in residential renovations and refurbishing end for other investors. I finally made a "Committment" to myself to learn the right way to make it happen Thank you, for the reinforcement. I appreciate any and all of your support from BP.

your suggestions are great, and over the past week I have taken the opportunity to study many of the resources available on this site and have found a wealth of valuable information and experience. I am in total agreement that businesses are about relationships and make every effort in establishing this core belief. by putting my question out there on creating a system I have received information needed. that clarified my part within the business of real estate wholesaling
again thanks for the reply and I like Learn, Grow, and Go. I also have an affirmation I like to share it's pretty simple.

Hi Betty,
I'm a newbie also and I wanted to express to you that you are in the right place. I too have invested a substatial amount on real estate courses that did not produce the results. I have been on site today and already found it to be very supportive and outward focused. a wealth of knowledge available from those that are actually real estate investing.
