@John Cohen @Ryan Billingsley @Nick Patterson On multi family direct marketing, can you guys suggest the type of wording, format you send out for a MF direct mailing. I have been toying around with it. My first batch were letters on formal letterhead addressing the owner and making a light offer in LOI fashion. Stressing that I would need to inspect the property first but I generally pay about $80 - $100K a door for this type of product. (Retail is about $125K a door). Do you recommend that approach? Other ideas?

@Justin Howe I am targeting 6 - 10 unit properties in Miami (highly competitive) and I am looking for the basics for now. e.g. list providers, DIY vs. companies that can do it. Also with Multi Family, is it better to make a more formal offer in the letter e.g. Price per door we are looking to spend, or more of the same approach for Single Family deals e.g. we can make you an offer... in Multi Family I dont expect to hit many "distressed" sellers but maybe sellers whom are absentee and wasn't thinking much about selling until I showed up. Thanks!

Are there any recommendations for books that focus specifically on direct marketing for real estate investment. Particularly interested in Multi Family although I guess any focus would be a great start. Thanks in advance!

I am looking for a solid iPhone/iPad app that can be used for DD inspections. Something that allows me to quickly rate the condition of a component and take photos with it. They key is to be able to Export the information upon completion for review by my team through our CRM/Business management tool e.g. Podio. 

Any ideas? What do you use when you inspect a property?
