The long-awaited continuation of the Cigars & Real Estate is now on the calendar!

We will be holding the event at one of the New Construction projects by Alki Beach. Since the townhomes will be in the middle of construction, smoking inside is not an issue. If the weather permits, the rooftop decks will also be accessible with a nice view :

There is no set topic for discussion.

You don't have to smoke cigars to join in. There will be a selection of cigars available at the event.

There is no set end time - we will go until everybody is just done talking about Real Estate.

Since I will be leaving for Bali for a month-long (and well-deserved) vacation, @Dima Suslikov will be taking on the double duty of leading our weekly workshop. HOWEVER, he will be joined by our friend, and expert investor, Jimmy Tang.

If you've never heard of Jimmy, this is a treat to have him contribute to the discussion! Jimmy is a very successful flipper with many deals behind his black belt of Real Estate career. He is also working on multiple development deals at this time.

Yeah, if you have some verbiage in the contract you don't need separate form 35, but you need to make sure your contract covers what happens with your earnest money if you don't like the inspection.

It's a good idea to have  an attorney to read through it and make sure it's good for our state and covers what you need.

Form 17 is always good to have.

Form 35 is an inspection contingency. If you have inspection contingency included in your PSA, you don't need a separate form.
