Hello, I am traveling to #Cleveland #ohio Aug 25-31. I’d like to reach out and be able to network with real estate professionals who can offer their opinion and expertise in the market.

I am considering during my trip to:

1. Visit the court steps

2. Visit a few Turnkey companies

3. Interview a few RE brokers

4. Interview a few whole sellers

5. Attend at least one REI network event

Loving this post.  I retire in a year or so.  I live in California where it only makes sense to wholesale to Chinese investors.  I am setting my sights to move to a city where I can invest my cash and savings outright and obtain cash flow from them.  I love the $30k property idea.  When I first heard @Brandon Turner years ago talking about this it was fascinating.  Big investors in BP highlight all the headaches that come with buying $30k properties but for a lot of us is the only way we can start in this game. 

Growing up in C & D neighborhoods myself, I can attest that there are great working people that will make great caring tenants.

Hello,

I recently bought a 3bd, 3full bathrooms house in Temecula with a bonus room or study on the 1st floor.  The layout is such that on paper I could redesign the bonus room, the downstairs bathroom and part of the 3 car garage into a small apartment/studio with all amenities inside my house.

Any suggestions on how I could dig more into this? I am new to Temecula and California. Will I need to get state permits or HOA permits for this type of remodeling?

Any help or guidance is greatly appreciated.

Hello,

My wife and I are relocating in October to Oceanside, CA. We are really interested in getting our feet wet in REI. The most effective vehicle we have right now to purchase our first property is using a VA loan for the first time. We have been pre-approved.

We have been studying the market for the last month in the Oceanside area since I will be stationed in Camp Pendleton but nothing that we see seem to work with our numbers. 

I have asked the RE agents we've worked with about purchasing a short sale or foreclosure but they are always reluctant to proceed. 

I don't read anywhere that VA can't be used to purchase short sales or foreclosures.

Can anyone assist me with any ideas (conventional or unconventional) on how we can use our VA loan to our advantage and maximize the benefit?

***We are aware of most of the prerequisites we must abide by using the VA loans. I am just looking for advise, ideas or guidance from someone who started in a similar way.

@Joe Villeneuve thanks for the advice.  I've learned my share of leassons particularly by doing exactly what you are telling me not to do.  Thanks for your time and I am glad your Saturday is going well.  

Right now I am trying to figure out how to go about all this as I am not willing to fail again because I rushed things.  

For now I think I will start be utilizing my VA loan smarty and get more involved in the subject by participating in forums like this and asking more questions.

The participation from all of you about my question was great and made me realize people really have an interest to help.  So I will ask questions more often.

Wow I wasn't expecting to wake up to so many posts.  This is great and exactly what I was looking for.  Thank you all for the insights and advice.  Joe Villeneuve thanks for expanding with all the questions I should ask myself that was awesome.  My homework for the next couple of days will be to reflect on those and try to answer them.  Peter Lee thank you for the encoded encouragement to be open minded.  Jon Miller, thank you for your response, you have a great point (extra unnecessary costs).

Would I be wrong to assume, as some of you mentioned, that the idea is not all that insane?  

If tailored correctly would this concept work with a start-up flipper?  someone who is not already a successful professional but instead is more interested and motivated in getting the wheel turned?

I am soon moving to Tampa and want to start what I want to make my REI career there. I have been looking for deals on-line, dealt with several RE agents who after a while give up helping me.

I read articles about creative REI ideas, listen to all the BP podcasts, read business books, RE books, etc and I want to start now. I have been watching the game from the benches for too long and I will start here by asking for advice on a business idea I have been thinking about to help jump start my journey.

The idea:

To find a person who flips houses.  Propose to that person that I will buy houses from him/her with the condition that we will help each other grow.  I will buy houses flipped by that person at a price for which he/she will make a profit from the transaction and I in turn would hold and rent the properties and be able to create enough cash flow to reinvest in his/her projects.  That way his/her business and passion to flip grows and so does my portfolio.  Win-win proposal.

I have not read or heard about a business proposal like this and would like anyone with enough experience to advice me if this is something that is even sound in the Real Estate Investment World.  

Any advice or comments are greatly appreciated.
